An Empirical Estimation of the Effect of Some Variables on Land Sub-division in Madras

Focusing on the case of Madras City in India, this paper makes an empirical analysis of land development determinants. The determinants of land sub-division are studied using a regression model. It is found that variables like accessibility, average land value, social environment and average population density are the major factors influencing land development in the Madras context. From the perspective of planning and the management of urban growth, accessibility is expected to play a greater role in shaping the urban structure of Madras.
